Water Caye is one of the largest cayes in Belize, the only one close to the old capitol Belize City, and it is currently for sale by private owners. Its location adjacent to the deep water channel to Belize City makes Water Caye the premier property for tourism development in all of Belize.
The size and location of Water Cay provides the unique opportunity for a myriad of developments: a cruise ship port, a full-service resort, a tourism village, high-end residential villas, or all of the above, and only minutes from the mainland and ready access to the rainforest, Mayan ruins, rivers and other attractions that make Belize so special, as well as to the international airport and the city's business and financial centers. At the same time the island itself places you in the scene for scuba diving, snorkeling, sport fishing, boating and swimming in the warm, turquoise and protected waters of the Caribbean Sea.
The deep water channel to Belize City passes directly west of Water Caye with existing cruise ship moorages located in that general area. The addition of a cruise ship dock on the west side of the island—a design for such already being available—would enable Water Caye to become the Port of Call that the area so badly needs. The site has received preliminary approval and requires only suitable development to make it a reality.
The 10 acre active Water Caye Isle Resort on the east facing side of the island includes nearly a 1,000 of sandy beach, two large palapas, two guest cottages, three cabanas, a pier and kitchen capable of serving a thousand cruise ship passengers with docking on the pier available for several tenders. Cruise passenger arrivals exceeded 1,000,000 visitors during 2017 and the arrivals are continuing to increase during the current year. With the addition of small water craft and related activities such as parasailing and windsurfing this small corner of the caye could be a strong profit center while further development of the property is being planned and implemented.
The northern part of the island features several lagoons that serve as refuge and breeding ground for manatees and other sea life in addition to providing moorage and storm protection for smaller vessels.
Water Caye is truly “a Developer’s Dream”. The land—the sea—the location is there. What is needed now is the imagination, the creativity and the leadership to make it blossom into one of Belize’s most prominent Tourism landmarks. The opportunity awaits!
