Description :

The single-storey, concrete house of approximately 1,800 sq. ft. has 3 bedrooms and 2 bathrooms.
It is fully tiled with attractive Mexican tiles, is well-decorated and has a cathedral ceiling with many ceiling fans.
The house has an all-round balcony with a large, 14’x 64’ deck over-looking the river for relaxing and entertaining.
The house is on the main electrical grid but also has solar. Rain water is stored mainly underground in a 5,000 gallon cistern and there is also a well.
The house has a new roof

A nearby 20’ x 24’ guest house has a single room plus bathroom and has a kitchenette and a/c. It has currently been rented for US$500 a month for the last 3 years by the same tenant.

A separate building adjacent to the main house has a carport, workshop and storage room.

There is also a nearby caretaker’s house.

The house is being sold fully furnished and the sale also includes a trailer.

The 14 acres of land is fenced and has approximately 1,000 feet of river frontage. There is no flooding.

Concrete steps lead down to a recreational area on the river with concrete furniture for picnics, etc.

On the property is a palapa for relaxing in hammocks; a BBQ chimney structure; a large aviary or chicken coop which currently contains some quail; various inter-connected ponds habited by many ducks; and the fruit trees include - orange, sour sop, maly apple, lime, suriname cherry, guava, coconut, coffee, mango, breadfruit, and tangerine.

There are many large trees on the property and a few rabbits and geese are loose around the pond areas.

The property is located only 9 miles from the popular tourist town of San Ignacio and 6 miles from the large Mennonite Community at Spanish Lookout. There is a short-cut footpath through the jungle that allows walking to the nearby village of Santa Familia.

An experienced and honest caretaker who has maintained the property for many years is available if required. He is knowledgeable and a good handyman.

Personal Note – Having lived in Belize for 34 years, I am used to seeing many tropical birds but, in the short time I was at this property, I was amazed to see such an array of beautiful birds visiting this property and comfortably feeding directly in front of the large deck where we were sitting. I have never seen the large chachalaca before and there were 6 colourful toucans and aracarias together at one time, plus mot mots and many others. I also saw a squirrel, agouti and gibnut. A true wildlife paradise.

A unique property that has everything for a satisfying and interesting slow life-style in a secluded, natural, rainforest location.
