It has a mass of wild life and exotic birds and Corozal Bay has the second largest marine protected area in Belize.

The property is surrounded by various reserves and protected areas interested in the preservation of rain forests and endangered species.
Bordering on the west are Mennonite farming communities with their friendly and productive non-mechanised farms.
To the South are more forests, small farms and the friendly village communities of Bomba, Maskall and Corozalito.
The famous Maya sites of Cerros, Altun Ha, and Lamanai are in this area of Belize.
The property consists of three parcels and includes approximately 30,000 acres of buildable land with hardwood forests with Mahogany, Spanish Cedar, and Zericote and approximately 6,000 acres of coastal lagoons and wetlands. Approximately 80% of the coastline is immediately developable.
There is a dock available for use and a new helipad provides direct access from Belize City or San Pedro, and a private airstrip could be built on the property.
