Lot 1 – 200+ acres with 2 ½ miles of Caribbean Sea frontage – US$1,200,000
Lot 1 – 100+ acres with 1/4 mile of Caribbean Sea frontage – US$650,000

The islands are part of the famous Turneffe Atoll and are located about 23 miles west of Belize City.
Turneffe Atoll is a group of small Caribbean islands which is approximately 30 miles long and 10 miles wide, making it the largest coral atoll in Belize. The islands make up the largest of the three offshore atoll reefs in Belize and also are the most accessible from the mainland. The entire eastern shoreline of Turneffe is protected by a continuous vertical reef approximately 35 miles long.

11 acres of beachfront land on Turneffe Atoll

11 acres of beachfront on the ocean side of Turneffe Atoll in the Caribbean Sea. The property is still in its natural state and is close to the reef and deep water.

The “flats” in front of the property is shallow with calm waters teeming with fish and beyond the reef, the water is very deep for larger fish. Turneffe Atoll is recognised as one of the Caribbean’s top destinations for bonefish, tarpon and permit.

Turneffe Atoll is a chain of small Caribbean islands 20 miles off the coast of Belize City. At 30 miles long and 10 miles wide, this is the largest true atoll in Belize and the Mesoamerican Reef System.

There are two established resorts on the Atoll, Turneffe Island Resort and Turneffe Flats. The property is located just south of Turneffe Flats Resort.

Turneffe Atoll is a group of small islands southeast of Ambergris Caye and Caye Caulker, off the coast of Belize in Central America, 20 miles (32 km) from Belize City. It is approximately 30 miles (48 km) long and 10 miles (16 km) wide, making it the largest coral atoll in Belize.

The land and seascape consists of a network of highly productive flats, creeks, and lagoons dotted by more than 150 mangrove islands and higher cayes with savanna and littoral forest. Large expanses of intact mangrove and seagrass habitat and shallows provide important nursery functionality for a wide array of
fish species, crocodiles, lobster, conch and other invertebrates. In addition, at least three known important fish spawning aggregation sites have been identified. The Atoll is surrounded on all sides by open sea.

The Turneffe Atoll was declared a national marine reserve by the government of Belize in 2012.

The marine life at Turneffe Island makes the scuba diving an adventure like no other dive destination in the Caribbean. The vastness and variety of marine life and coral formations are truly unmatched. The depth of the water and distance from the mainland of Belize result in excellent underwater visibility, normally in excess of 100 feet and often ranging up to 150 feet.

The Turneffe Islands have also been recognized for over three decades as one of the Caribbean's top destinations for bonefish, tarpon and permit as well as a long list of other saltwater game fish.

These combined 500+ acre lots host over four miles of beautiful white-sand beachfront,
which make it perfect for a commercial resort development.

Financing may be available, depending on terms.
