near BELMOPAN CITY, CAYO DISTRICT
The land, ideally located less than 2 miles from the Western Highway, has rolling hills, river frontage, Maya ruins, teak and citrus plantations, and a lot of potential.
A great deal of effort and expense has been committed to the property to develop it into a major community residential development with an option for a golf course.
It currently has approximately 200 acres of orange and grapefruit and 12 acres of teak planted on the land with also many large hardwood trees. Much of the land is in plantation or has been cleared for residential lots but there are still large tracts that have been left as raw jungle. There is approximately 2,100 ft. of frontage on the pristine Roaring Creek River that flows directly from the 1000 ft Falls in the Mountain Pine Ridge Reserve. There is a domestic area with accommodation for a caretaker plus a workshop and storage containers.
Access to the land is from the main tourist route to the famous Actun Tunichil Muknal Cave and it is less than 2 miles from the Western Highway at Teakettle Village. It is also only about 7 miles from Belmopan, the nation’s capital city.
The area for the first phase of the planned development has been undercut and cleared and is centred on the river, in and around many Maya ruins.
